Raymond Realty Enters South Mumbai with Parel Redevelopment Agreement
Raymond Realty has entered the South Mumbai residential market by signing a joint development agreement (JDA) for a premium housing project in Mumbai's Parel with an estimated gross development value (GDV) of around ₹8,500 crore. The project is a slum redevelopment project spread across 11 acres. The agreement marks the company's entry into South Mumbai.
Scale and Strategic Significance
The project is the company's largest outside its flagship 100-acre Thane land parcel, which has a GDV of ₹25,000 crore. The project is Raymond Realty's eighth JDA in Mumbai and takes its overall development pipeline to nearly ₹52,000 crore of GDV.
The company expects to secure the necessary approvals for the free-sale component within the next 12 months and aims to launch the project in about 18 months. The development will cover approximately 1.7 million square feet.
Investment Structure
Raymond Realty expects to invest around ₹700 crore at the project's peak, while the landowner will bear rehabilitation and approval-related costs. Under the revenue-sharing arrangement, the development partner will receive around 40 per cent of the project revenue.
Connectivity and Infrastructure
The Parel location offers multiple transport advantages that will shape the project's long-term appeal. The project capitalises on immediate access provided by the newly commissioned Atal Setu to the Navi Mumbai International Airport, reducing travel time to the airport for residents.
The Sewri-Worli Elevated Connector, scheduled to open by late 2026, is projected to shorten commutes to major business hubs such as Worli, BKC and Lower Parel, while an upcoming underground tunnel is slated to ensure seamless travel to Marine Drive and Nariman Point by 2028. The area will also benefit from the upcoming Metro Line 11, which will connect Bandra to Colaba via Parel, strengthening public transport access to major commercial and lifestyle destinations across Mumbai.
Parel as an Emerging Micro-Market
Parel has emerged as a high-demand residential zone in South Mumbai. Buyers exploring luxury apartments in Mumbai consider Parel real estate, as it has evolved into a high-rise zone marked by redevelopment and strong demand. Parel's appeal comes from its central position in Mumbai, which gives residents easy access to South Mumbai, western suburbs, eastern corridors, and the Harbour Line. It connects easily to Worli, Lower Parel, and Dadar through major roads such as Dr. Annie Besant Road and NM Joshi Marg, and also links quickly to the Eastern Freeway for faster movement towards Chembur and Navi Mumbai.
The Parel slum redevelopment project will have both premium and super premium offerings.
