Raymond Realty Incorporates 'Ten X Realty South Limited' as Wholly-Owned Subsidiary to Drive Redevelopment Expansion
New Subsidiary Targets Redevelopment Market
Raymond Realty incorporated Ten X Realty South Limited (TXRSL) on May 15, 2026, as a wholly owned subsidiary, receiving its Certificate of Incorporation on May 16, 2026. The entity is registered with the Registrar of Companies, Mumbai, with an authorized share capital of Rs. 1,00,000, and is yet to commence operations.
Strategic Focus on Risk Mitigation
The subsidiary's object is to undertake real estate business under the redevelopment model. The incorporation aligns with a broader corporate strategy articulated in regulatory filings: creating structured, project-specific operational units. This strategic step allows for a clearer segregation of specific project types within the company's portfolio, potentially leading to greater operational efficiency in managing new developments.
The naming convention—Ten X Realty South—suggests geographic or operational focus distinct from the company's existing Ten X brand portfolio, which currently encompasses residential projects in Thane and surrounding areas.
Context: Raymond Realty's Redevelopment Track Record
Raymond Realty launched in 2019 and, in a short duration, became one of the five largest developers in the Mumbai Metropolitan Region (MMR) by FY 2024-25 revenue. The company has built material experience in the redevelopment segment: Raymond Realty was selected for the redevelopment of MIG VI CHS Ltd in Bandra East, Mumbai, winning the project with 100% votes by the members of society.
Previously, Raymond Realty had signed three joint development agreements for projects in Mahim, Sion and Bandra with an estimated development value of over Rs 5000 crore. Most recently, Raymond Realty announced the launch of 'The Address by GS, Wadala', a marquee residential redevelopment that marks the brand's strategic entry into one of Mumbai's most centrally connected and rapidly evolving neighbourhoods.
Regulatory Context
The incorporation was made pursuant to Regulation 30 of the SEBI (Listing Obligations and Disclosure Requirements) Regulations, 2015, and was communicated to the stock exchanges via a regulatory filing dated May 16, 2026.
Developer Background
In 2019, Raymond announced its venture into real estate business under Raymond Realty, with an initial investment of ₹250 crore in developing mid-income and premium housing units on 20 acres of land in Thane. The real estate arm represents a strategic diversification for the Raymond Group, an Indian branded fabric and fashion retailer incorporated in 1925.
By 2025, following its demerger from Raymond Limited and listing as a pure-play entity on July 1, Raymond Realty had achieved a gross development value (GDV) pipeline exceeding Rs 40,000 crore, supported by strategic land assets and joint development agreements.
