JK Gram, off Pokhran Road No. 1 in Thane West, is not just another address in Raymond Realty's portfolio, it is the company's corporate seat and the land its business was built on. Raymond Realty Limited lists its own contact address as JK Gram, Pokhran Road No. 1, Thane (W), and this is where the developer's largest single land holding sits.
The story behind that land bank goes back a century. Raymond began as the Raymond Woolen Mill in 1925 and was taken over by Lala Kailashpat Singhania in 1944, and the mill campus in Thane eventually became the base for the group's real estate arm. In July 2024 the Raymond Limited board approved a vertical demerger of the real estate business, and Raymond Realty was carved out as an independently listed company, with shareholders receiving one Raymond Realty share for every Raymond Limited share held as of the record date. That structure means JK Gram buyers today are dealing with a company whose entire balance sheet, not a construction division inside a textile conglomerate, is built around this land.
Raymond Realty holds roughly 100 acres in Thane, of which about 40 acres are under active development and 60 acres are reserved for future phases, carrying a sanctioned FSI translating to about 11.4 million sq ft of carpet area. Five ongoing projects on this land are collectively worth about Rs 9,000 crore, with the remaining land capable of generating over Rs 16,000 crore more, putting total revenue potential from the Thane parcel at over Rs 25,000 crore. Some of that original mill land has already changed hands at scale elsewhere in the neighbourhood: in 2019 an associate company sold a 20-acre adjoining plot at Raymond junction to Virtuous Retail South Asia for Rs 700 crore, underlining how much institutional capital this stretch of Pokhran Road has already absorbed.
Within this land bank, Park Avenue is Raymond Realty's dedicated commercial address in JK Gram, built as high street retail rather than a residential add-on. The project sits on 1.53 acres and offers 65 units, with unit sizes ranging from 743 to 3,444 sq ft, spread across two levels totalling close to 85,000 sq ft. It was officially launched on 31 July 2024, is registered under RERA number P51700077214, and carries an expected completion date of 31 July 2027, with structural work already progressing on site. Shop and boutique-office formats are priced from around Rs 3.76 Cr, and the project has been built with retail-specific infrastructure: dedicated shafts for kitchen exhaust, bathroom ventilation and AC piping, three-phase electrical metering for every unit, and vitrified-tile flooring finished for direct fit-out. Bookings for Park Avenue High Street Retail were among the demand drivers cited in Raymond Realty's own Q4 FY25 numbers, alongside The Address by GS 2.0 and Invictus in the same micro-market.
Park Avenue does not sit in isolation. It is one node in a wider Raymond Realty footprint on the same Pokhran Road stretch that includes Ten X Habitat, Ten X Era and Ten X District 9, The Address by GS and its Season 2 follow-up, and Invictus. Configurations across this cluster range from compact 1 and 2 BHK homes to larger 4 and 5 BHK layouts, and District 9 alone is planned across roughly 9 acres. This concentration means a Park Avenue investor is buying retail frontage for a catchment that Raymond Realty itself is simultaneously building out, rather than betting on footfall from someone else's project.
| Project | Type | Scale / configuration |
|---|---|---|
| Park Avenue (High Street Retail) | Commercial | 1.53 acres, 65 units, 743-3,444 sq ft |
| Ten X Habitat / Era / District 9 | Residential | Multi-tower, 1-4 BHK, District 9 spans about 9 acres |
| The Address by GS / Season 2 | Residential | High-rise towers, 3-5 BHK |
| Invictus | Residential | 4 BHK, 2,224-2,356 sq ft carpet |
Park Avenue's retail proposition rests on the same road network that serves the rest of Thane West. Pokhran Road links directly into the Eastern Express Highway, a 23.55 km corridor connecting Thane to Chhatrapati Shivaji Maharaj Terminus and one of the busiest roads in the Mumbai Metropolitan Region, and into Ghodbunder Road, which itself connects the Eastern and Western Express Highways near Majiwada. Thane's Rs 12,000-crore Internal Ring Metro project, a 29-km circular corridor being built by Maha Metro, has interchanges planned at Balkum Naka, Kolshet and Thane Junction, all within reach of JK Gram, and is designed to work alongside existing lines such as Metro 4 between Wadala and Kasarvadavali. This is the connectivity base that Raymond Realty is building its retail catchment around: a resident base already living across its own Ten X and Address projects, plus drive-in traffic from a corridor carrying some of the heaviest commuter volumes in the MMR.
JK Gram sits close to established institutions rather than infrastructure still on paper. Landmarks near the Raymond cluster include Bethany Hospital and Vasant Vihar High School and Junior College, while the broader Pokhran Road belt is served by C.P. Goenka International School, Viviana Mall and Jupiter Hospital. For a retail project specifically, this mix of schools, healthcare and an established mall anchor within a short drive is the demand base Park Avenue is positioned to draw on.
A retail investment at JK Gram is effectively a bet on Raymond Realty completing its own neighbourhood. The developer's Thane land is now its primary listed asset rather than one division among several, its residential towers on the same road are what will generate the footfall Park Avenue is designed to capture, and the RERA-registered timeline of July 2027 gives the project a fixed, disclosed delivery horizon rather than an open-ended one.
