Raymond Realty Enters Ultra-Luxury Segment with Invictus by GS, BKC

Raymond Realty has launched Invictus by GS, BKC, an ultra-luxury residential project with a revenue potential of Rs 2,000 crore in Mumbai's Bandra Kurla Complex (BKC). The launch marks the company's expansion into the Mumbai Metropolitan Region's most coveted corridor, signaling a strategic shift in the developer's growth trajectory.

According to Harmohan Sahni, CEO of Raymond Realty, the launch of Invictus by GS, BKC is a strategic milestone that marks the company's structural pivot into the ultra-luxury segment, unlocking a revenue potential of over Rs 2,000 Crore from this project alone. The development serves as the cornerstone of the company's Rs 14,000 crore joint development agreement (JDA) portfolio and is a critical accelerator towards its Rs 4,000 crore annual topline target.

Scale and Design

Spread across 2 acres and developed through a redevelopment model, the project features six towers with 23 habitable floors and four basements, incorporating IGBC-aligned sustainability features. The project offers 3 and 4 BHK homes with 30+ amenities and prime connectivity.

The architectural language pays homage to Mumbai's iconic Art Deco movement, employing bold structural geometry, elegant vertical accents, contemporary glass and metal blends, and symmetrical forms with balanced proportions. The development is designed as a luxurious oasis within Mumbai's bustling core, combining tropical landscaping, curated leisure zones and more than 30 luxury experiences.

Location and Connectivity

The location places residents at the heart of Mumbai's luxury corridor, offering quick access to Jio World Drive within five minutes, the Bandra-Worli Sea Link in just eight minutes, and the airport in about 15 minutes. Its prime location offers seamless connectivity to south, central and Navi Mumbai.

Over the last 15 years, Bandra Kurla Complex has transformed from a rapidly developing commercial hub into one of Mumbai's most coveted and expensive residential micro-markets. The Bandra Kurla Complex is a commercial area located in the Bandra East area of Mumbai and is considered to be one of the most expensive neighbourhoods in the world.

BKC benefits from integration with Mumbai Metro Line 3 (Aqua Line), featuring an underground station at its core that became operational in phases starting October 2024. The operational Mumbai Metro Line 3 significantly improves intra-city travel, and further developments in road networks and potential links to the Coastal Road will enhance accessibility.

Raymond Realty is rapidly expanding its footprint across Mumbai through an asset-light Joint Development Agreement (JDA) model. The project is one of six JDAs signed by Raymond, encompassing prime locations of Bandra, Mahim, Sion and Wadala. This strategic expansion represents a total Gross Development Value of approximately ₹14,000 Crores.

Raymond Realty has announced a robust launch pipeline for the year 2025-26, which includes 2 new projects on its own land in Thane and 3 to 4 new JDA projects across Mumbai. The company is strategically pivoting towards a balanced portfolio mix, aiming for JDA projects to contribute 50% of annual pre-sales within the next 2 to 3 years (by FY28).

Market Position

Given BKC's largely developed nature, new residential project launches in the complex are inherently limited. This scarcity is a key driver for appreciating property values. While some redevelopment projects may emerge, the overall inventory will remain constrained, supporting price increases.

The project represents Raymond Realty's first dedicated ultra-luxury residential offering in BKC, arriving as the developer deepens its presence across multiple Mumbai micro-markets while maintaining its established footprint in Thane through a controlled capital-efficient expansion model.
